Resident Services Management is a service offering we provide to high quality apartment developments with a Resident Services Manager based onsite taking care of daily operations. The Resident Services Manager works closely with a Facilities Manager on the daily operations around a property. This requires impeccable customer service and knowledge base for a variety of potential requests and tasks:
Co-ordination of in apartment maintenance for residents
Delivery of parcels to the apartment
Dry cleaning, vehicle drop offs/pick ups and pet care
Regular apartment checks during extended periods of time away
Co-ordinating property maintenance such as exterior cleaning and planned air conditioning maintenance requiring in apartment visits.
Providing an onsite security presence
Bookings for meeting rooms, theatres and shared vehicles
Ensuring impeccable appearance standards are maintained
Providing residents with regular communication on activities in and around the building

Our people are our main asset. Louis Scoble, as Maintenance Manager, has been with L T McGuinness since the creation of the dedicated Facilities + Maintenance division in 2008. A trade qualified carpenter and quantity surveyor with an extremely sharp eye for detail ensures nothing is missed and the job is done right.
Supporting Louis are a team of maintenance carpenters fully trained and competent to undertake any property maintenance related task.
Often the maintenance staff will assist with major construction completion tasks where the highest attention to detail is required, such attention to detail filtering through in any maintenance task completed.
All staff are ConstructSafe Tier One qualified with other qualifications such as Working at Heights, Mobile Elevated Work Platforms, specialist tool competencies, and other internal competency training. We will always work within individual client safety protocols as required.
All staff have expert knowledge in hardware, materials, exterior façade systems, surface finishes and modern construction techniques with no job being out of the equation. Working closely with architects and building consultants on a regular basis builds rapport and trust with them to specify products that will last the distance.
Job allocation and workflow management is web and app based through mobile technology allowing office staff to communicate and assign jobs as they are requested. This creates individual job records for each and every maintenance job through to invoicing, and communication through the workflow process if required.
